Over the last two years, property values have climbed by 12% to 14%, thanks in large part to sustained international demand. People from around the world dream of lakeside living, and their enthusiasm drives prices ever higher, making it even more difficult for local residents to keep up. This trend has resulted in long-term rentals becoming a viable alternative for many who wish to stay in the area.

The presence of luxury properties adds to the challenge. High-end villas and estates often sell for between €2.5 million and €10 million, or roughly $2.95 million to $11.8 million. These glamorous listings push the median price higher across the board. For a local teacher or small business owner, the idea of competing with international investors for a piece of Lake Como can feel a bit like bringing a paddleboat to a yacht race.

On top of already steep property prices, buyers must also factor in additional costs that make affordability an even bigger hurdle. Taxes, notary fees, and agency commissions can add another 10% to 15% on top of the purchase price. Understanding local property laws is crucial for potential buyers to navigate these complexities effectively.

For example, a €500,000 home could actually cost up to €575,000 after these extras are paid. These rising costs leave many local buyers with few options and force some to look outside the area for more affordable housing.

Lake Como’s real estate market remains vibrant and exciting, but the reality for many local residents is that the dream of owning a home by the lake is becoming increasingly out of reach. The combination of international demand, luxury properties, and extra costs means affordability challenges are likely to persist.
